Many of Pacifica's projects have been joint ventures with existing landowners,
large corporations, financial institutions, and private investors. In
addition to completing numerous land entitlements, we have successfully and
profitably managed approximately 170 units and built out over 900 homes.
Pine Creek Communities
Northern Inyo County, California
Pine Creek Communities, a residential subdivision
located on 140 acres in Round Valley, is located 10 miles north of Bishop.
The property enjoys magnificent views of the Sierra Nevadas, and is
surrounded by mountains and rural open space in all directions. Ski resorts,
mountain lakes, regional parks and the Owens River are easily accessible
from the site. Pine Creek Communities is comprised of refurbished historic
cottage-style homes, a gymnasium, sports field, tennis courts, water wells
and water tank, sewer plant, maintenance building and ranchlands. This
property was sold in 2008.
Village of Rovana
The Village, located in the unincorporated area of
Bishop, originally consisted of 87 historic single-family rental houses and a 47-unit
trailer park. Under Pacifica’s management, the trailer park was successfully
closed to pave the way for new construction. The houses
continue to be occupied pending the new construction. The Village is a private
within the 280-acre Pine Creek development.

Two Models – 1,600 to 1,925 sq. ft.
Minimum lot sizes of 7,200 square feet illustrate
three floor plans. One of the lots is occupied by a historic two-story
Folk Victorian house.

Lot Sales to Merchant Builders
This project, as originally purchased and
contemplated, contained 333 lots. Shortly following the development of finished
lots, these lots were sold to regional builders for build-out.

Located in the Rialto area, these
affordably-priced homes consist of three attractive, yet functional floor plans,
on lot sizes averaging 7,200 square feet.
115-Lot Residential Subdivision
Three Models - 1,892 to 2,636 sq. ft.
Located in the desirable Verdemont area of San
Bernardino. The upscale homes on quarter-acre view lots feature three
beautiful floor plans. All six
phases utilized a Mello-Roos Community Facilities District which financed the
payment of certain development fees, school impact mitigation fees and
reimbursement of certain regional infrastructure improvements.

Copper Creek I

Five Models – 1,210 to 2,054 sq. ft.
With five production models, this project utilized a Mello-Roos Community Facilities
District to finance school facilities (thereby satisfying the project’s school
impact fee obligation) and to finance certain storm drain improvements.
Copper Creek II
66-Lot Residential Subdivision
Six Models – 1,029 to 2,051 sq. ft.
Copper Creek II is very near to the Copper Creek I
project in Perris, and was acquired to be, in essence, a continuation of the
Copper Creek I project offering substantially identical product.

Auction Sales – 2,050 to 2,500 sq. ft.
A 25-unit single-family detached home “infill”
financing was provided by private investors and the auction marketing technique
was utilized to sell the majority of the homes.
